<p>Waterbeach knows how to keep locals busy. The newly revamped sports hall and studio host everything from five-a-side to fitness classes, while the playground and assault course are perfect for letting off steam. Tennis and squash courts are on hand too, plus the River Cam is right there for paddleboarding and wild swims (wetsuits optional).</p>



<p>Throw in running and cycling loops, woodland trails, and a stack of parks and play areas, and Waterbeach is basically a wellness retreat disguised as a postcode. A new health centre is also on the way as part of the community hub, and the Wild Wood play area is perfect for letting the smalls run wild.</p>

<p>The purpose-built community centre has a library, events space, classes, and meet-ups, all wrapped around a sociable public square perfect for outdoor cinema nights or festive pop-ups. <p>House prices in Waterbeach have an overall go for an average £417,940. Most of home sold last year were semi-detached, selling for an average price of £387,171. Terraced homes sold for an average of £363,853, with detached houses fetching £574,964.</p>

<p>The new housing development includes a primary and early years centre; called <strong>Deneia Primary Academy</strong>, it will provide 630 primary places and 78 pre-school places. Building won&#8217;t be complete until Spring 2027, so one to look at if you&#8217;re thinking of starting a family in the future. There&#8217;s also <a href="https://littlestarscambridge.co.uk/" target="_blank" rel="noreferrer noopener">Little Stars Nursery</a> which has a Good Ofsted rating and takes children from three months to five years. <a href="https://www.heronspreschoolwaterbeach.org/" target="_blank" rel="noreferrer noopener">Heron&#8217;s Pre-School</a> is an Outstanding Ofsted provider with a cooking club and forest school for littles.</p>



<h2 class="wp-block-heading" id="h-schools">SCHOOLS</h2>



<p><a href="https://www.waterbeach.cambs.sch.uk/" target="_blank" rel="noreferrer noopener">Waterbeach Community Primary School</a> is Ofsted rated Good and focuses on wellbeing and developing the &#8220;whole&#8221; child. For independents, Cambridge has an array of well-regarded options. You&#8217;re looking at a 25 min drive to get to all of them, so take your pick! <a href="https://www.perse.co.uk/" target="_blank" rel="noreferrer noopener">The Perse School</a> which was awarded the independent secondary school of the year for East Anglia; <a href="https://www.theleys.net/" target="_blank" rel="noreferrer noopener">The Leys School</a> prides itself on its character-building ethos and broad facilities. <a href="https://www.stephenperse.com/" target="_blank" rel="noreferrer noopener">The Stephen Perse Foundation</a> was awarded independent secondary school of the decade in East Anglia and again. <a href="https://www.abbeycambridge.co.uk/" target="_blank" rel="noreferrer noopener">Abbey College Cambridge</a> is smaller and international, with strong A-level results.</p>

<p>Tucked just up the road, Denny Abbey and the Farmland Museum is a surprisingly charming spot for a day out — with proper nostalgic vibes. Think vintage tractors, Forties kitchen kitsch, and hands-on workshops that’ll keep kids (and curious grown-ups) entertained.</p>
